Structural Wall Opening & Alterations

The homeowners wanted to open up their separate kitchen and dining room into a single open-plan space. This required removal of a load-bearing wall and installation of a steel beam (RSJ) to carry the first-floor load above. We managed the full process from structural engineering to final decoration.

Challenges & Solutions

Hidden services within the wall including gas, water and electrical runs.

We carried out a full services survey before demolition, rerouting gas and water pipes and relocating electrical cables before the wall came down. All gas work was carried out by our registered subcontractor.

The client wanted the steel beam to be completely invisible within the ceiling depth.

We worked with the structural engineer to specify a beam profile that fitted within the existing ceiling void. The beam was encased in plasterboard and plastered flush with the ceiling, leaving no visible trace of the alteration.

The Result

The ground floor was transformed into a bright, open-plan kitchen-diner that completely changed how the family uses the space. Building control signed off the structural work and the project was completed within the quoted timeframe and budget.
